What does an AC tune-up include?

Short Answer: A thorough tune-up checks the whole system: refrigerant level, the capacitor and contactor and electrical connections, the coils, the condensate drain, the blower and filter, and the thermostat. We clean what needs cleaning, tighten what is loose, and flag anything wearing out before it leaves you without cooling.

On a maintenance visit, we go through the system point by point:

  • Check the refrigerant charge and inspect for leaks
  • Test the capacitor, contactor, and electrical connections, and tighten what is loose
  • Clean the condenser and evaporator coils so the system can shed heat
  • Clear the condensate drain so it does not back up and overflow
  • Check the blower, change or clean the filter, and confirm airflow
  • Calibrate the thermostat and verify the full cooling cycle

How often should I service my AC?

Short Answer: At least once a year, ideally in spring before the cooling season starts. Homes right on the coast benefit from a second visit, because salt air works on the system year-round. A heat pump that also heats in winter is worth checking twice a year.

Once a year is the baseline, and spring is the time, so the system is ready before the first stretch of real heat. If you live on the beach, where salt is constantly at work, or you run a heat pump that heats as well as cools, twice a year makes sense. We will set a schedule that matches your home and your equipment rather than selling you visits you do not need, because treating folks right for the long term is the whole business.

Will AC maintenance keep my manufacturer's warranty valid?

  • Short Answer: Usually, yes, and neglecting it can void coverage. Most HVAC manufacturers require proof the system has been properly maintained to honor a warranty claim, and neglect is a common reason claims are denied. We keep a record of every visit, so if you ever need a covered part, you have that proof.

This catches a lot of homeowners off guard: most manufacturer warranties have fine print requiring the system to be properly maintained, so a neglected system can lose its coverage right when an expensive part fails. On Folly Beach and Isle of Palms, we rinse the salt off the outdoor unit and watch the coils and contactors closely, because the ocean is hard on equipment. Inland in Goose Creek or out in the Summerville pines, salt is barely a factor and the focus shifts to pollen-clogged filters and coils. Reading those conditions block by block is not better, just different from a chain that runs the same checklist everywhere.
